Job Summary

Under the direction of plant services management, maintains and operates the physical plant heating and cooling systems and equipment. Responsible for preventive maintenance, service and minor repairs to heating, ventilation, air conditioning, plumbing and kitchen equipment. Monitors control functions and other parts related to the equipment. Incumbent employs well-developed verbal skills to present and exchange technical or complex information to co-workers, contractors, and college staff regarding problem areas.

Typical Duties and Responsibilities

  1. Monitors and maintains boilers and fuel supply components.
  2. Performs daily inspection of mechanical rooms at assigned campus. Performs weekly inspection of air compressors.
  3. Inspects and calibrates temperature control devices and mechanisms in classrooms, offices and shops; responds to requests for adjustment in both heating and cooling.
  4. Services, cleans and repairs various filters, motors, pumps, belts and related equipment; maintains appropriate inventory of supplies; lubricates equipment as necessary.
  5. Inspects and prepares boilers for summer inspection; directs and supervises opening and closing of boilers.
  6. Maintains written log of all preventive maintenance performed on equipment.
  7. Responds to other minor maintenance requests as appropriate. Recommends contractor assistance as needed and supervises their work.
  8. Maintains a clean and safe work environment.
  9. Monitors and adjusts the computerized Energy Management System (EMS) to ensure proper environmental control for assigned campuses/centers. Runs daily check of all areas. Ensures, to maximum possible, customer satisfaction with indoor environmental conditions.

Positions in this classification may perform all or some of the functions above and other related duties as assigned.

Minimum Qualifications

High school diploma or equivalent. Two years of specialized training in refrigeration/HVAC or related area required. Three years of job related experience may substitute for the training requirement. Requires three years of experience in operating and maintaining a central heating and cooling system in a commercial or institutional facility. Must have experience in the operation of high temperature hot water boiler systems, and distribution of heat and component features of system.

Must possess a valid driver’s license and an acceptable driving record for operation of a motor vehicle in the state of Oregon. Work requires a State of Oregon Limited Maintenance Electrician License.

Knowledge and Abilities

Knowledge of:

How to operate and maintain industrial combustion gas over oil burners and troubleshoot pneumatic and electric controls (e.g. LONWORK and Barber Coleman Network 8000 energy, Johnson, Minneapolis-Honeywell, Powers, pneumatic, transistor electronic and network 8000 energy management systems); use and operation of personal computers and associated software; basic customer service principles.

Ability to:

Develop and maintain effective working relationships; perform all assigned tasks efficiently and accurately; provide effective and responsive services to department customers and contacts; create and maintain accurate records.

Work Environment and Physical Requirements

Work is performed with frequent exposure to several disagreeable conditions such as hazardous work under extremes of temperature, weather or noise. Must be able to work in small spaces.

Position requires demanding physical exertion and heavy lifting. Must be able to climb stairs and ladders.
