Nature and Scope of Work

Under plant services management, performs routine maintenance tasks on the boilers and HVAC systems, cleans assigned areas, repairs surfaces such as floors, walls and ceilings and assists students, faculty and other users in their use of the campus. Job requires ordinary conversational skills and courtesy to exchange routine information and provide routine assistance. In addition to staff and students interpersonal contacts may include contractors. Work results impact the accuracy, reliability and acceptability of further results beyond the immediate work section. Incumbent’s services impact others who make a broader contribution to the final service provided the customer. Responsible for performing journey-level work output on an independent basis subject to supervisory direction and review.

Principal Accountabilities (includes some or all of the following)

  1. Performs regular cleaning of floors, walls, counters, windows, chalkboards, building exteriors, skylights and other surfaces according to established standards.
  2. Performs periodic maintenance of hard surface floors and carpeted floors.
  3. Fills all product dispensers in restrooms and other designated areas.
  4. Empties and cleans trash receptacles, pencil sharpeners, ash cans and recycling containers.
  5. Adheres to security procedures in opening and locking facilities and arming and disarming intrusion alarms.
  6. Reports problems and deficiencies in facilities and maintenance equipment and maintenance equipment to supervisor, including any safety issues.
  7. Replaces light bulbs and diffusers in fixtures; cuts and replaces ceiling tiles.
  8. Cleans all HVAC grills, diffusers and air intakes. Monitors boiler and HVAC operations. Tears down and prepares boilers and air conditioners for inspection, cleaning and operation. Operates and maintains swimming pool systems. All procedures are consistent with appropriate regulatory agencies.
  9. Uses industrial vacuum cleaners, buffers, extractors, auto scrubbers, shampooers and other assigned equipment. Performs routine preventive maintenance on all assigned equipment.
  10. Resolves problems such as plugged toilets, sinks, floor drains and roof drains. Performs preventive maintenance on drains, traps and water filters.
  11. Cleans spills as needed, including body fluids.
  12. Cleans, straightens and does minor maintenance on general purpose classroom furniture.
  13. Sets up chairs and table for special events.
  14. Cleans and disinfects all fixtures and surfaces in restrooms, locker rooms and shower facilities, as well as all drinking fountains.
  15. Operates fork lift and college vehicles as designated.
  16. Performs outdoor duties during inclement weather, i.e., snow removal, sanding and de-icing.
  17. Performs routine maintenance tasks such as lubrication on motors, fans and air compressors, water pumps, air conditioning systems, custodial equipment and plumbing fixtures.
  18. Adjusts and changes belts in HVAC units. Replaces air filters. Maintains cleanliness of all mechanical rooms.
  19. Performs specialized tasks during adverse weather conditions and college closures.
  20. Performs other related duties as assigned.

Work Environment

Work is performed both indoors and outside in varied weather conditions and will include working in high places. The nature of the work involves dirt, dust and cleaning and repair solutions and materials. Work will require periodic use of respirators.

Physical Requirements

Learned physical skills is required to perform custodial and maintenance tasks. Job requires capacity for sustained physical effort, moderate strength, agility and dexterity.

Minimum Qualifications

High school diploma or equivalent; one year of work experience working in boiler maintenance, building repair or similar role; one year of custodial experience required. Knowledge of standard custodial practices, procedures and techniques. Must have basic computer skills and understanding of basic operations and software applications such as email.

Ability to understand basic blue prints and schematics, follow detailed written procedures consistently and to use power tools for installation, repair of fixtures and building features encountered in this position.

Must have a valid driver’s license to operate a motor vehicle in the state of Oregon and possess an acceptable driving record.
